Knight Frank’s 2026 research highlights UAE super-prime activity and describes Abu Dhabi’s appeal to buyers seeking a lower-profile lifestyle.[1] Ras Al Khaimah adds a resort-led alternative. These are different buying decisions: choose a location you want to use, then examine the home and its delivery timetable.
A residential-market figure does not count penthouses
Market sales and off-plan shares help explain activity; they do not tell you how quickly a penthouse will resell or whether its asking price is fair. Project announcements describe planned homes. Developer use of “penthouse” remains a marketing description until the plans establish the position, space, layout and ceiling height.
A broad choice of settings
Dubai lets you compare Palm Jumeirah’s sea frontage, Downtown’s landmarks, Marina’s established waterfront and newer branded towers in Business Bay. Knight Frank recorded 500 residential sales above US$10 million in 2025.[1] That supports a picture of active top-end demand, but says little about a particular penthouse.

A location-led choice, often bought off-plan
Abu Dhabi merits a close look when Saadiyat’s beach and cultural setting, or another island location, fits your household. Much of the buying is happening before completion: ADREC reported AED70.4 billion of residential unit sales in H1 2026, with off-plan representing 89% of value and 82% of deals. Resident expatriates and non-resident foreign buyers together accounted for 70% of residential sales value.[2] These are wider residential figures.
Aldar’s Baccarat Residences Saadiyat launch comprises 77 residences, including sky villas and two developer-described signature penthouses.[3] Compare what the plans promise with the delivery schedule and surrounding development.
Market hub: Abu Dhabi penthouses. The strongest current district path is Saadiyat Island; Al Reem Island solves a more vertical urban brief.
Buy with the surrounding development in mind
Marjan’s portfolio shows branded residential development on Al Marjan Island.[4] RAK Properties is developing Mina; its Nura project lists 312 homes, from studios to four bedrooms, including a developer-described four-bedroom penthouse category and stated Q1 2029 completion.[5] These are pipeline examples, not completed-home evidence.
For a resort buyer, the attraction may be the horizon and pace of life. The essential checks are practical: which facilities open at handover, what later phases will add, and how further construction could affect privacy, views and competing supply.

Before comparing prices, establish the same basics in every market: the exact plan and ceiling heights, delivery date, contractual specification, future neighbouring buildings and facilities available at handover. Where the appeal depends on a later resort or masterplan phase, separate that promise from what your purchase actually includes.
Would another home offer the same thing?
Dubai’s rare homes must stand out among many alternatives. In Abu Dhabi, the value may lie in a particular cultural or beachfront position. In RAK, assess planned supply before treating a new arrival as permanently scarce.
