Dubai’s range is supported by a large top-end residential market: Knight Frank recorded 500 home sales above US$10 million in 2025.[1] These are wider residential sales, not penthouse counts.
Abu Dhabi offers a different draw. Saadiyat’s cultural institutions may matter to your choice of home;[3] Disney and Miral’s planned waterfront resort on Yas is a future consideration for families.[4] Treat existing amenities and announced plans separately.
More choice changes how you compare homes
In Dubai, use the range to test what you want: Palm and Marina offer different waterfront lives, just as Downtown and Business Bay offer different central homes. In Abu Dhabi, a firm preference for one island may narrow the choice sooner. With fewer suitable alternatives, be especially careful not to overlook a compromise in the favourite.

Use Dubai’s choice to be selective
If you want water and walkability, compare Marina with Palm. If centrality matters more than the landmark address, include Business Bay alongside Downtown. Keep the budget and requirements consistent so that a grander brochure does not distort the comparison.

When an Abu Dhabi location already feels right
Abu Dhabi deserves serious consideration when the location already works for you. Be prepared to assess plans: ADREC reported AED70.4 billion of residential unit sales in H1 2026, with off-plan accounting for 89% of value and 82% of transactions.[2] Those figures cover the wider residential market.
Aldar’s 2026 Baccarat Residences Saadiyat launch includes 77 homes, four-bedroom sky villas and two developer-described signature penthouses.[5] It illustrates the new choice on Saadiyat; the individual plans and specification still need review.

In Abu Dhabi, where a particular island may leave fewer options, give the developer’s delivery record and the surrounding masterplan close attention.

Check an ordinary weekday
Walk through an ordinary day: leaving for work or school, having friends over, using the beach, returning home. Check those journeys from the actual project. Dubai’s energy may be an attraction or something you want the building to shield you from. On Saadiyat or Yas, be clear which cultural and leisure facilities you would genuinely use.
The planned Disney and Miral resort may influence a long-term Yas preference,[4] but it is not an amenity you can use today or evidence of a particular home’s value.
How rare is the home itself?
A rare Palm waterfront position or a distinctive Saadiyat setting can justify closer attention. Check what competing and planned homes could offer before treating limited supply as lasting scarcity.
