When water should feel like part of the home
Palm suits a buyer who wants beach access and outdoor living. Its trunk, crescent and fronds offer different outlooks onto the Gulf, inner Palm and skyline. Check the exact orientation, distance to the beach and whether hotel traffic shares your arrival.

When the city itself is part of the ownership experience
Downtown brings Burj Khalifa, Dubai Mall and Dubai Opera close to home. It makes sense if you will use that access. Check the landmark view from the main rooms and at seated eye level; a nearby address alone tells you little.

Water below, city around you
Marina combines waterfront promenades, dining and high-rise living in an established district. It is worth considering if you want to walk out into a lively neighbourhood rather than a resort.
The tower makes a substantial difference: check lift performance, maintenance and whether neighbouring buildings crowd the view. New-development options include Six Senses Residences Dubai Marina, which markets half-floor penthouses and duplex and triplex Sky Mansions.[3] Those names still need to be checked against the actual plans.

For buyers drawn to newer central architecture
Business Bay combines canal frontage, residential towers, offices and hotels in a central location. It deserves a look when contemporary architecture matters more to you than a Palm or Downtown address.
Choose building by building. Canal position, road noise, lift separation and future neighbouring development can change the appeal considerably. Bugatti Residences by Binghatti, which markets 11 Sky Mansion Penthouses, illustrates the district’s ambitious branded projects.[4] A brand alone does not establish their value.
