What will the brand change for you?
A hospitality brand may bring trained staff, housekeeping and owner privileges. A fashion or automotive brand may shape the architecture and interiors. Ask which contribution you are buying and whether it continues after handover.
Savills counted 64 completed branded schemes in Dubai and 87 in the pipeline in its 2025/26 report.[1] With that much choice, the useful question is which building suits the way you intend to live.
Would you choose it without the name?
Set the name aside for a moment and look at the location, plan, privacy and service you would actually receive.
Would you choose this location and view?
Would the building, arrival and privacy still appeal?
Does it meet all four Celebrity penthouse criteria?
Do the plan and ceiling heights justify the price?
Would you use the services you are paying for?
How does it compare with the best unbranded home at the same budget?
Who will run the building?
The developer, brand and residential operator may be different organisations. Ask who manages the building, who employs the staff and who handles an owner’s problem after handover.
A hotel name does not necessarily mean an adjoining hotel or access to its facilities. Confirm the management arrangements, owner privileges and service commitments in the purchase documents.
Service should make your life easier
A home prepared before arrival and maintenance handled while you are abroad can be valuable. If you live in Dubai full time, you may care more about discreet staff, separate lifts and keeping hotel guests away from your entrance.
Ask for a breakdown of building charges, separate club or service fees, and services billed when used. Housekeeping, for example, may cost extra even when a concierge is included.
For relevant completed projects and years, DLD’s Service Charge Index shows RERA-approved fees.[2] For an off-plan home, distinguish an estimate from an approved budget and read the actual service terms.
The residence still needs to qualify
Celebrity’s penthouse definition requires crown position, larger area, a distinctive layout and higher ceilings. A brand, private pool or car lift cannot replace a missing criterion.

These are brand and developer descriptions, not a current availability list or an endorsement of every unit.

The official offering includes developer-described half-floor penthouses and duplex / triplex Sky Mansions inside a very different urban setting.[4]
The developer markets several penthouse formats in a residential hyper-tower, making the brand’s design language part of the proposition rather than a hotel operating promise.[5]
Bugatti’s newsroom describes 171 Riviera Mansions and 11 developer-defined Sky Mansion Penthouses with branded amenities and services.[6]
