Palm extends five kilometres into the Gulf, with distinct trunk, crescent and frond settings. Downtown brings together Burj Khalifa, Dubai Mall and Dubai Opera. Start with which of those surroundings you would use most.

A good address is only the start

Check the exact position, then the building and floor plan. In Celebrity’s definition, a penthouse sits at the residential crown and has more area, a distinctive layout and higher ceilings than the standard homes below. Apply the same test in both districts.

Ask what cannot be manufactured later

On Palm, look for waterfront access, openness and orientation that another building cannot easily match. Downtown’s equivalent is a clear relationship with Burj Khalifa, the Fountain or Opera District from the right rooms. A distant sea glimpse or partial landmark view deserves a different price from an uninterrupted outlook.

When you want the city close by

Downtown suits you when its landmarks and amenities are part of everyday life. The Residence | Burj Khalifa emphasises its Burj Khalifa and Fountain setting with direct Dubai Mall access.[3] Mercedes-Benz Places offers a different proposition built around branded architecture and several upper-residence formats.[4] The choice is as much about the building as the neighbourhood.

A famous view is not automatically a durable view

Check the view through the room, not just from the window. Columns, glazing, terrace edges and the direction of the sofa can change its value to you. On Palm, establish whether the outlook is open Gulf, inner Palm or skyline. In Downtown, test the exact angle towards Burj Khalifa or the Fountain.

For a new development, confirm what will be ready at handover and what belongs to a later phase. On Palm, clarify the division between residents, hotel guests and beach users. In Downtown, look closely at lifts, residential arrival and service access. Ask for these arrangements in the project documents.
