What do the published numbers actually describe?
Realprice reports a median of AED5.875 million across five Dubai Marina sales classified as penthouses in January–August 2026.[5] Binghatti separately announced June 2026 Bugatti Residences penthouse sales at AED70 million and AED200 million.[4] These are different source types and very different homes. Celebrity has not independently reconstructed the records or verified each home against our penthouse criteria. Neither example is a current offer or city benchmark.
An average hides the home you are buying
DLD publishes transaction amounts, sizes, projects and property sub-types.[1] Start there, but check how each residence is classified. Marketing and registry labels do not always align.
An older Marina apartment and a new full-floor beachfront residence may both be called penthouses. Compare the location, plan, view and condition before treating their prices as evidence for your purchase.
Start with the closest comparable
Widen the search only when close evidence is unavailable, and record the differences.
The same residence
Look for a recent registered sale of the same home. Check the date, condition and transaction type.
The same building
Compare other crown homes, adjusting for position, internal area, terrace, ceiling height, fit-out and completion status.
Nearby comparable buildings
Compare age, architecture, service, waterfront position, privacy and outlook. A shared district name is not enough.
Current asking prices
Confirm listings are distinct and available. Asking prices show alternatives and expectations, not completed sale values.
Keep wider market figures in perspective
Knight Frank reported 500 Dubai home sales above US$10 million in 2025.[2] That includes other property types, not only penthouses.
CBRE’s Q1 2026 review described moderating residential price and rental growth and more caution among some investors.[3] Neither report establishes the value of an individual penthouse.
What can justify a premium?
Pay particular attention to qualities you cannot change after purchase: position, outlook, privacy and the building itself.
Exact location
Check waterfront position, landmark views, arrival, road access and neighbouring plots.
Scarcity and substitutes
Identify homes with the same essential qualities. Test scarcity against real alternatives.
Building and provenance
Assess architecture, developer execution, service and management. A brand needs to contribute something you value.
The residence itself
Compare room dimensions, ceiling heights, light, privacy, terrace usability and included fit-out.
View permanence
Check surrounding development rights before accepting a premium for a supposedly protected view.
Stage and condition
Separate off-plan, assignment, shell-and-core and finished homes. They involve different costs and delivery risks.
Compare the area basis before the rate
AED per square foot is useful only when the area definitions are comparable. Check internal space, terraces, private lobbies and unfinished areas separately.
A large terrace included in total area can make a home look cheaper per square foot without making its interior better value. Use the rate to investigate differences, alongside the view, privacy, condition and building.
What would justify this asking price?
Ask for a clear explanation of the premium, supported by these checks:
Use the closest registered sales and record their dates.
Separate off-plan, assignment and completed transactions.
Reconcile internal and terrace areas before comparing AED/sq ft.
Account for view, privacy, ceiling height, plan and condition.
Assess the building as carefully as the apartment.
Check what comparable homes are actually available.
Require evidence for an exceptional price; the amount alone proves nothing.
